What to expect when financing a home

The loan process

Nine steps from application to keys in hand. You’ll hear from us at every one.

  1. 01

    Application

    You complete the application and send us your income, asset and ID documents.

    This is where the process formally begins. The documents from your checklist are what let us move on to the review in step 2, so the sooner we have them, the sooner you get an answer.

  2. 02

    Qualification review

    We review your credit, income and assets to confirm what you qualify for.

    We look at your credit alongside the employment, income and asset documents you gathered — paystubs, W-2s, bank statements, tax returns. Together these determine the programs, pricing and purchase price you qualify for, and let us address anything on your credit early.

    Shopping lenders won't hurt your score: mortgage inquiries inside a 45-day window count as a single pull.

  3. 03

    Preapproval & structuring

    We issue your preapproval letter and build the loan around your target payment.

    Preapproval in hand — time to go shopping!

    With the letter in hand we design the loan itself — comparing programs, weighing down payment options, and balancing cash to close against monthly payment until we land on a structure that hits the number you want.

  4. 04

    Home shopping

    You tour homes. We stay on call to confirm each one still works for your numbers.

    We work side by side with your real estate agent to confirm your preapproval works for a home before you tour it, so every property you seriously consider still meets the goals you set in step 3.

  5. 05

    Offer & mutual acceptance

    Call us before you write an offer. Once you and the seller both sign, you're in contract.

    We'll run the exact numbers for that address and issue an updated preapproval letter to submit with your offer. When both sides have signed, you've reached mutual acceptance.

    Your earnest money is typically due to escrow within a few days. Have those funds ready and accessible.

  6. 06

    Processing

    Our Processor orders title and verifies the information on your application.

    That means confirming things like bank deposits and payment history. Any derogatory credit items may need a short written explanation, which we'll walk through together.

  7. 07

    Appraisal

    A licensed appraiser gives an opinion of value for the property.

    The Processor orders it. The appraiser evaluates the home and forms an opinion of value based on its condition and comparable sales nearby. Some loans qualify for an appraisal waiver.

  8. 08

    Underwriting

    The Underwriter reviews the full package and issues the loan commitment.

    You may be asked for more information or documentation before the final commitment is issued. That's routine — it usually means the Underwriter is closing out the last open question.

  9. 09

    Closing

    You get your Closing Disclosure, then escrow schedules your signing.

    Once the loan is approved and cleared, your file moves to closing and funding. Your Closing Disclosure arrives at least three business days before you sign, so you have time to read it.
